How to Prepare
A home inspection is typically the white knuckle part of the buying and selling process. In order to make this go as smooth as possible I recommend preparing for the inspection by considering the following:
ACCESS
Access to the property needs to be determined at least 24-48 hours before the inspection. Listing agents and occupants need to be notified, and a plan for access needs to be determined. Since I have an Active Key I can access digital lock boxes with a CBS code.
UTILITIES
Be sure all utilities are on at least 24 hours before the inspection. In addition all pilot lights and valves need to be in the on position. Inspection of any system that is not on at the time of the inspection will be greatly limited.
ATTENDANCE
Your home inspection is a great time to learn as much as possible about your future house. In order to give me time to focus for the inspection I recommend showing up at the end of the home inspection so I can debrief you in person and on-site.
TERMITE / WDI REPORT
Determine if you want or need a Termite/WDI (wood destroying insect) report. I am licensed with the state of Texas (Structural Pest Control Services) to inspect for termites and will produce a WDI report upon request for an additional fee.
POOLS, PESTS, AND MOLD
If the property has a pool I recommend hiring a pool specialist to inspect the pool. The company I recommend for this is Splash & Company at 512-328-2527. Their inspection costs about $200. In addition, if you are concerned about pest issues or mold I recommend having specialists in these fields perform additional inspections for you, since a general home inspection does not cover these items.
INSPECTION AGREEMENT
Before the inspection report can be released you will need to read and sign the Inspection Agreement. There are three ways to sign the agreement:

PAYMENT
Payment for the inspection should be made on the day of the inspection. Payment options include the following:
- Check (payable to Marler Inspections) or cash
